Villa Yayla is a superbly presented 4-bedroom villa close to the Mediteran Hotel in the Kiziltas district of Kalkan, with panoramic sea views that look out over Kalkan bay towards Mouse and Snake Islands.
The villa is beautifully maintained with mature gardens with fruit trees and a 'Kosk', a traditional raised wooden platform with seating from which to enjoy the incredible views down to the harbour.
The accommodation is fully air-conditioned and is arranged over four floors as follows:
Ground floor (entry level):
The property is entered through iron gates from the street that also allows for a car to be parked if required. The entrance door leads into an open plan living space with large arched windows making the space light and airy.
There are two sofas on either side of a coffee table with an IPTV and Bluetooth speakers to play music on. A glass topped dining table seats 8 comfortably and three glass doors lead out on to the pool terrace.
The fully fitted kitchen has a large fridge freezer, gas hob with extractor fan, electric oven, microwave, dishwasher, toaster, kettle and water cooler. There is also a breakfast bar with 3 bar stools.
A cloakroom / WC is also provided on this level.
First floor:
There are two bedrooms on this level and all rooms have fabulous sea views. The double bedroom has a wardrobe, dressing table and stool with en-suite shower room. A glass door leads out to the large shared balcony which is furnished with two chairs and a table. The adjacent twin room can be made up as double if required by using a mattress topper to make a superking sized bed. A door from this bedroom leads out on to the shared balcony and again, there is a wardrobe and dressing table and stool plus an en-suite shower room.
On the wide landing between the bedrooms is an ottoman seating area with cushions and bookshelves. There is also a separate glass door to access the shared balcony from the landing.
Second floor:
There are two bedrooms on this level; the Master bedroom has a king sized bed wardrobe and dressing table with stool. The two arched windows have glass doors to access the covered shared balcony which is furnished with 4 chairs and a table. The en-suite bathroom has a bath and separate shower.
The twin bedroom on this floor has a wardrobe and dressing table with stool. There is an en-suite shower room and access to the balcony is provided via a glass door.
Third floor:
The washing machine can be found on the landing with an ironing board and iron for guests’ use. There is a glass door to access the roof terrace, but this is just used to hang out washing while enjoying the view!
Outside the villa:
The freshwater infinity pool is accessed by steps and a glass barrier across the front acts as a safety barrier. There are eight sun loungers and two parasols as well as a comfortable seating area with a sofa and two armchairs set around a coffee table. To the side of the villa is a covered area with a large dining table seating eight guests, with a built in BBQ to enable guests to enjoy al-fresco dining.
The garden areas of this villa are a pleasant addition, with a 'Kosk' accessed up wooden steps and furnished with a large L-shaped sofa and coffee table, as well as swing seat in which to relax and make the most of the exceptional sea and mountain views.
External steps from the pool terrace lead down to a games room below the pool with table tennis and a pool table. There is also a fridge freezer for drinks as well.
