We are delighted to add this newly refurbished four-bedroom villa to our portfolio for 2023 situated in the Ortalaan district of Kalkan with only a short walk to supermarkets and the old town quarter.
This stylish property offers views of Kalkan Bay at every level and has olive groves to one side.
The accommodation is laid out as follows:
Ground floor / entrance level:
The property is accessed through a gate at street level and there are a few steps down to the entrance door. Once inside, the open plan living space is light and modern, with two sofas and two armchairs spaced around a coffee table with a large Smart TV offering Netflix. There are sliding doors to a covered balcony with two chairs and table from which to enjoy the views.
The dining table seats eight comfortably with four chairs and a bench seat. There is another balcony through sliding doors with two chairs and table with views of the olive groves and Kalkan Bay beyond.
The well-equipped kitchen has a fridge-freezer, dishwasher, microwave, electric oven, gas hob with extractor fan, water cooler, toaster and kettle. From the kitchen are sliding doors that give access to the garden and external stairs leading to the pool terrace below.
There is a WC with basin on this level for guests’ use.
There are two double bedrooms on this floor.
The first double room at the front of the property has a private balcony with two chairs and table with sea views. Within the room is a wall mounted TV, wardrobe and dressing table with mirror and stool. There is also an en-suite shower room with a wall mounted hairdryer.
The second double bedroom is the Master with a private balcony with two chairs and a table. Within the room is a wall mounted TV, two armchairs, a wardrobe, dressing table with mirror and stool. There is also an en-suite shower room with a wall mounted hairdryer.
Second floor / roof terrace:
At the top of the stairs are two chairs and a small coffee table with a glass door that leads out on to the roof terrace.
On the roof terrace is a large round day bed and Jacuzzi bath. There is also a separate seating area with a wall mounted Smart TV and a separate opaque glass door leads to a WC and basin for guests’ use.
Lower ground floor:
There are two bedrooms on this level with sliding doors giving access to the pool terrace.
The first bedroom is a twin which can be made into a double on request. Within the room is a wall mounted TV, wardrobe and dressing table with mirror and stool. The en-suite shower room also has a wall mounted hairdryer.
The other bedroom is a double with en-suite shower with a tinted glass corner. Within the room is a wall mounted TV, wardrobe and dressing table with mirror and a stool.
A washing machine can be found beneath the stairs, together with an ironing board and iron for guests’ use.
Outside the villa:
The outside space is split into two levels.
The garden level is grassed with table tennis, a basket-ball hoop and even badminton bats are provided for those who wish to be more energetic!
A couple of steps lead to the dining table with eight chairs and built in BBQ to enable you to enjoy all fresco dining. There are also two swing seats; one on the lawn and one near the BBQ to enjoy the views.
External steps lead down to the lower pool terrace. There are six sun loungers with two parasols spaced around the pool which has steps for access. There is also a covered seating area with a sofa and two arm-chairs set around a coffee table in which to relax and enjoy the views of the olive groves.
There is also a pool table plus a small outdoor kitchenette with a sink for preparing drinks and a wall mounted darts board – so something for everyone!
At this level there are steps with a gate at the bottom that leads to the lower residential road.
