We are delighted to add this newly built 3-bedroom villa to our portfolio for the 2023 season.
Located just off the Kalamar Road above the supermarket Carrefour, it offers a tranquil setting while only being a short walk from all that this area of Kalkan has to offer.
This unique property offers views of Kalamar Bay and Snake and Mouse islands across the roof tops and is cleverly designed to make the most of the views with the living area above the bedrooms.
The accommodation is laid out as follows:
First floor entrance level:
The villa is accessed from the covered car port through a small gate, up steps to the entrance door. The open plan living area is light and airy, with floor to ceiling glass windows to make the most of the views. In the sitting room is a large L-shaped sofa spaced around a coffee table with a Smart TV and Firestick for guests’ use.
The modern kitchen has a breakfast bar with 3 stools and a gas hob with extractor fan above. This fully equipped kitchen also has a large fridge-freezer, built in microwave and electric oven, dishwasher, coffee machine, kettle and toaster.
Sliding doors lead to the pool terrace from the sitting room.
This floor houses the villa's three bedrooms. The master bedroom has a dressing table with stool, built in wardrobes and an armchair to relax in. Sliding opaque doors lead to the en-suite shower room. When you pull back the curtains, sliding doors lead to the lower pool terrace, which is furnished with two chairs and a small coffee table.
The middle bedroom is a double with en-suite shower room and with a window to enjoy the views, but there’s also a blind for privacy when desired. Sliding doors from this bedroom also lead on to the lower pool terrace.
The twin bedroom on this level has a stone feature wall as well as a built in wardrobe with a full length mirror and an en-suite shower room. Again sliding doors from this bedroom lead to the lower ground pool terrace.
All the bedrooms have a wall mounted TV’s.
A washing machine, iron and ironing board can also be found on this floor in the utility cupboard beneath the stairs.
During winter 2022/2023, a 60 square metre games room will be created on this level (accessed via a doorway next to the pool). This will feature a pool table, table-tennis, table football, electronic darts, air-hockey, a retro arcade games console and a minibar. We will add images to this webpage as soon as they are made available to us.
Outside the villa:
The first-floor level has a fresh water infinity pool with integral shallow area for children and Jacuzzi section with a seat. There is also a spouting water feature and one edge cascades into the small pool on the level below.
There are 4 sun loungers with a large parasol on this level, together with comfortable seating in which to relax and take in the views.
A dining table with 8 chairs is also provided to enjoy al-fresco dining by the built in BBQ area.
The lower level has a small pool with the waterfall feature from the pool above. Ladder-type steps are used to enter this pool. The pool terrace had banana plants and is surrounded by a low wall to offer privacy. There are two sun loungers with a parasol together with a swing seat.
All the bedrooms access this patio area.
