This beautiful stone residence is made up of two separate buildings on the edge of Kalkan’s charming Old Town and is less than a five‑minute stroll to the local restaurants and bars, with winding backstreets leading down to the harbour and pebble beach.
This rustic yet modern property offers a total of four en‑suite bedrooms, a large open‑plan living room, and a fully equipped kitchen and dining room, all opening onto the beautiful sun terraces.
It is all about the sea views at this property – every terrace, seating spot, or outdoor relaxation area is a complete sun trap offering uninterrupted views of the sea. The gorgeous pools and terraces are equipped with loungers and umbrellas, and a large Weber gas barbecue for al‑fresco meals completes the property’s spacious garden area.
The main building houses the large living room and kitchen/dining area, with a flight of stairs leading up to a double en‑suite bedroom with two large roof terraces offering breath‑taking views of Kalkan and the bay.
A wonderfully open‑plan and well‑equipped kitchen and dining area takes centre stage, offering contemporary style with a large fridge/freezer, gas hob with extractor fan, electric oven, Bosch drip‑filter coffee machine (and insulated cafetiere), toaster, kettle, and chilled water dispenser.
The room continues around the corner to the brightly coloured living room. With beautiful quality furnishings and original works of art, there’s plenty of comfy sofa space for evening relaxation, plus easy access to the pool terrace outside.
A flight of stairs leads up to a spacious bedroom with a very comfortable king‑size double bed and a contemporary glass‑windowed en‑suite shower room (with adjustable privacy screens). Four French doors lead out onto two beautiful sun terraces facing south and west, with amazing views overlooking the bay, harbour, and Kalkan Old Town.
The second building houses the further three very comfortable bedrooms.
On the ground floor, there is a king‑size double bedroom (with a large sun terrace) and a twin‑bedded room(can be made into a double or request), both with private en‑suite shower rooms (with adjustable privacy screens), along with a small kitchenette for added comfort and privacy, complete with a small oven/grill, drinks fridge, and chilled water dispenser.
A further double bedroom with en‑suite shower room (similar in style to the one in the main building) and a beautiful roof terrace completes the first‑floor level.
On the lower ground floor of the second building, there is an air‑conditioned gym area which includes a treadmill, rowing machine, and exercise bike, as well as table tennis.
The villa is approached from the private driveway down a long flight of stone steps, flanked by well‑tended terraced gardens full of fruit trees and shrubs.
Villa Manor has two fabulous bathing pools. On the main terrace, there is a large infinity swimming pool surrounded by terrace areas furnished with sun‑loungers, a ‘Kosk’ (Turkish‑style seating area), and an al‑fresco dining area.
On the upper terrace, there is a large jacuzzi and a shallow paddling pool (ideal for young children and non‑swimmers), surrounded by terrace areas furnished with sun‑loungers.

A full top‑to‑bottom clean is carried out mid‑week and at the end of each week. Towels are changed twice weekly and bed linen is changed weekly. Rubbish is collected, and the pool and gardens are tended to daily. Additional cleaning and linen changes can be arranged at extra cost
