This beautifully designed six‑bedroom property is made up of separate stone buildings on the edge of Kalkan’s charming Old Town and is just a five‑minute walk to the rooftop restaurants and harbour beach below.

The property is accessed from the road above via a gate and a pathway that leads you through beautiful terraced gardens complete with mature fruit trees.

The accommodation is laid out as follows:

First floor

The first self‑contained bedroom, Lycia (a blue‑themed room), is accessed through its own glass door and has a private terrace with a sofa and coffee table from which to enjoy the panoramic views. Within the room is a dressing table with chair and a separate dressing area with an en‑suite shower room.

All bedrooms within this property are self‑contained and can be configured as doubles or twins on request. Each room has its own safe and hairdryer.

A flight of external stone steps leads to the living area below.

Ground floor

The well‑equipped kitchen features a large fridge‑freezer with an integral ice machine, dishwasher, built‑in electric oven and microwave, gas hob with extractor fan, Nespresso coffee machine and milk frother, toaster, kettle and water cooler. The kitchen island has three bar chairs and a drinks fridge.

Tlos (an orange‑themed room) is also on this level, beyond the external dining table. This bedroom includes two bedside tables with lamps, a dressing table, wicker chair, full‑length mirror, built‑in wardrobes and an en‑suite shower room. Glass doors lead to a private balcony with a parasol and daybed from which to enjoy the sea views.

Lower ground floor

Halfway down the stone steps leading to the pool terrace is the bedroom Patara (a turquoise‑themed room), which includes a dressing table with mirror, built‑in wardrobes and an en‑suite shower room. Glass doors open onto a balcony with incredible views of the harbour below and out to the islands in the bay.

Below Patara is Xanthos (a pink‑themed room), accessed through glass doors from the pool terrace. This room includes a dressing table with mirror, wicker chair, bedside tables with lamps, built‑in wardrobe and an en‑suite shower room.

On the other side of the pool terrace is Kas (a navy and white striped room), the only bedroom without a sea view. It includes two bedside tables with lamps, a dressing table with mirror, wicker chair, built‑in wardrobe and an en‑suite shower room.

Next door, up a couple of external steps, is Myra (a green‑themed room). This room includes two bedside tables with lamps, a dressing table, full‑length mirror, built‑in wardrobe and an en‑suite shower room. Glass doors open onto the pool terrace, where a daybed and parasol are provided.

Outside the villa

Outside the living area is a large dining table with ten chairs under a pergola lit with beautiful Turkish lamps. To the side is another pergola with a large wicker sofa with integral chaise longue set around a coffee table, plus a further sofa and two armchairs arranged around another coffee table—plenty of space to relax with a coffee and admire the views of the bay.

Two sets of steps lead up to an elevated seating area with two sofas and four armchairs—the perfect spot to enjoy a sundowner before heading into town for dinner.

There is a separate cloakroom under the external stairs and a built‑in BBQ for al fresco dining.

The beautiful infinity pool has Roman steps at one end for easy access. Ten sun loungers with side tables and parasols are spaced around the pool.

A separate utility room next to the bedrooms at pool level contains a washing machine, iron and ironing board, drinks fridge and water cooler for guests’ use.

On the other side of these rooms is a table tennis area, along with steps leading down to a small path below the villa that takes you directly to the Old Town and harbour front.
