We are delighted to add Villa Ayse to our portfolio for the coming 2025 season. The property benefits from being close to the sea front, with spectacular sea vistas from all levels, offering a traditional wooden and stone design with plenty of space as well as direct access to the sea via a beach platform.
Villa Ayse is located near to the prestigious Villa Mahal Hotel and beach club in Kisla, just a 20-minute walk to Kalkan's Old Town and harbour area or a short water taxi ride from the local beach clubs during the day.
The accommodation is laid out as follows:
First floor / entrance level:
The villa is entered (at the rear) down stone steps from the street above across stepping stones in the grass to the entrance door. Once inside, this mezzanine level looks out to the palm tree in the courtyard below with two bedrooms on either side.
The master bedroom to the right has a 4-poster bed with a round Jacuzzi bathtub within the room with decking and wooden steps for access. Within the room is also a chest of drawers with a mirror and two stools. Fitted wardrobes offer plenty of hanging space as well as shelves. This bedroom has an en-suite shower room with twin basins and a WC. French doors lead out to the large shared wood decked balcony offering incredible views over Kalkan Bay. The balcony is furnished with a wicker chaise long, two armchairs and two stools with comfy cushions spaced around a coffee table – the perfect spot in which to relax and take in the views.
The second bedroom is also a generous sized double with a round Jacuzzi bathtub within the room as well as a chest of drawers with a mirror and large ottoman. Fitted wardrobes with glass sliding doors offer plenty of hanging space and shelves. This bedroom also has an en-suite shower room with twin basins and WC. French windows lead out to the shared balcony with wonderful views across the terraced garden towards the sea.
Wooden stairs lead down from this level to the ground floor living area.
Ground floor:
Off the hallway is a separate cloakroom with WC and basin and the washing machine is in a cupboard beneath the stairs, together with an iron and ironing board.
To the right is a twin bedroom at the rear of the villa with a wardrobe and chest of drawers with mirror and stool. This bedroom has an ensuite shower room with WC and basin.
Across the hallway is the kitchen which is fully fitted with an electric oven, gas hob with extractor fan, microwave, large fridge/freezer, dishwasher, kettle, toaster, filter coffee machine and water cooler. French windows lead out to the Palm tree courtyard and pool terrace.
On the other side of the hallway is the dining and living room with a table that comfortably seats 6. A sofa and two armchairs are spaced around a coffee table and a Smart TV is provided. French doors lead out to the Palm tree courtyard and pool terrace.
The back garden courtyard offers comfortable seating in the shade with a side pathway through metal gates to the pool terrace.
Outside the villa:
Off the kitchen and living room is the covered veranda with a glass and wicker dining table that seats 6 guests. A portable gas BBQ is provided to enable your party to enjoy al fresco dining. A wicker sofa and two armchairs with cushions set around a glass topped coffee table is another area from which to enjoy the magnificent sea views through the stone arches.
The infinity pool has Roman-style steps at the shallow end and 3 sun loungers on the decking. Wooden steps lead to the grassed terrace below the pool with a further 3 sun loungers.
To the side of the villa are stone steps leading to the large grassed terrace with further seating to make the most of the beautiful scenery.
Through a metal gate are steps that lead down to the street below which takes you to the private beach platform*. Further steps across the quiet access road lead down through the olive grove to the sunbathing platforms set into the rocks. At sea level a decked platform is furnished with sun-loungers and parasols with steps leading directly into the sea.
