Situated in the heart of Kalkan's 'old town' quarter, this beautifully presented three bedroom penthouse apartment is just a few minutes' walk from the harbour and town beach.


The owner of the penthouse has paid great attention to detail with the apartment's furnishings and colourful accessories and textiles feature throughout. However, the real highlight of this property is its stunning roof terrace which serves as an outdoor living space and boasts enviable views over Kalkan Bay. 




During winter 2016/2017 Ada Manzara has been totally upgraded and 'turned upside down' so it is almost unrecognizable but its floor layout is greatly improved and the top floor spaces in particular are now much more user-friendly.  We think you can see from the images above, that the renovation has proved to be a great success!


General Description


Walls have been removed upstairs so that the former two bedrooms on the top floor have been re-modelled to create an open-plan kitchen/living room to the front half of the top floor with new white aluminium windows and bi-fold doors taking full advantage of the magnificent view of the bay and tip of the harbour across the old town roofs. The former kitchen/living room on the ground floor has been totally transformed into a double bedroom ensuite with double sliding doors onto a private balcony. The roof terrace floor area has been increased. Additionally these changes have meant that the apartment now has 3 shower rooms so that all bedrooms have their own private shower facilities. Further details below:


New kitchen 


A hand-made Shaker-style integrated L-shaped wooden kitchen with white marble worktops is positioned to the right-hand side of the new space which at the rear borders the semi-open-plan staircase to the ground floor.


New Lounge area


To the left-hand side of the new space will be a lounge seating area facing the terrace and view.


New top floor ensuite bedroom


A new double bedroom has been relocated behind this new open-plan living space. This room boasts a full wall of glass (obscured daytime by blinds) which will gives guests access to an unrivalled view of the islands upon waking. This room benefits from the huge shower room adjacent with extra large shower and twin sinks.


New ground floor ensuite bedroom


A new double bedroom with newly created double sliding French doors giving guests stunning sea views across the roofs of the old town upon waking.  This room benefits from a semi-open-plan shower area and new built-in wardrobes.


Ground floor twin bedroom


This bedroom has twin beds and has space for cot if needed. It is adjacent to its own shower room which in turn doubles as utility room.




The private roof terrace is spacious, extremely well-furnished and serves as a second living space. Comfortable seating is provided, along with a dining table that seats six, large parasol, BBQ, sink and fridge. At night, the terrace is lit by Turkish-style lanterns and is the perfect place to enjoy a pre-dinner cocktail. This area has been extended to give more floor space as guests move from the open-plan top floor room to the outside giving a wonderful seamless indoor/outdoor experience. There is plenty of space for lounge furniture, outdoor dining, sunbeds and planting. 


Outdoor kitchen


This will house the outdoor fridge and be a useful addition to the indoor kitchen when guests wish to barbecue.


Outside the apartment:


The apartment has use of a large freshwater pool on the ground floor that's shared by just five other apartments within the building. Sunloungers and parasols are provided for sole use of Ada Manzara's guests.

  • Satellite TV is provided
  • A BBQ is provided
  • WiFi internet access is provided
  • The apartment is fully air-conditioned
  • A weekly clean and linen change is carried out (ie - if staying for 2 weeks, a clean and linen change will be carried out in the middle of your stay. If staying for 1 week, there is no mid-stay clean and linen change)


Prices are for the penthouse per week (maximum number of guests - 7).


The 7th guest (if applicable) will be accommodated on the sofa bed in the living area of the property.


Please note: Monday changeover preferred, although some flexibility can be permitted with this subject to availability and at owner's discretion.
